Not exactly in the south but check it out. It's at L19 Listed on the map as Chyler Manor.

The size of Chyler Manor is 29 by 33

The monthly cost is 1 silver, 91 copper and 40 iron.

The upkeep will last approximately 55 days, 2 hours and 26 minutes more.

 

There are horses there, ship making building right off the water will leave all materials. All cave entrances are inside the buildings

Also there have been ship tunnels made, so you can now sail straight to it.

I would prefer getting a deed on an island around the map (because I travel alot between servers).

If I have to go "inside" Xanadu territories, it would slow me.

Depending on how much you're wanting to spend, I may have something for you.  The island is about 85x85 and is located at Q25 on SE Xanadu, just north of Esteron.  It has several buildings, including a partially finished colossus and a mine with most ore types.  The deed doesn't cover the entire island, but perimeter covers about 90% of it.  I'm not anxious to get rid of it, but for the right price I might.  PM me on Draxxle in game.
