Details:

 

Adalon is located in Northwest Release, which allows easy access to both neighboring servers. The area has low to moderate development: there is a highway and guard towers, but only a few nice neighbors and plenty of unsettled forest. Markarth Harbor, an allied deed approximately 80 tiles away, provides large ship access.

 

Adalon has six structures, not including two gatehouses: a two-story workshop, a timber-frame storage building, a stone keep, an offdeed stable, and two villager houses. There is also a 4x3 empty lot near the keep. I don't have the writs to the villager houses (sigh) but they are usable nonetheless. They are ondeed, so they are easily destroyable if that is what you decide to do with them.

 

The ondeed animal pen has 24 individual stalls, plus two open areas. The offdeed pen has a total of 53 individual stalls. There are currently 36 5-speed horses, including 13 breeding females. Other animals include 9 deer, 13 hellhorses, and 22 unicorns, as well as a few champion animals. The offdeed pen is out of range of the guard tower to keep the hellhorses and champion animals safe, and there is a special ondeed breeding pen for hellhorses that is inacessible to guards. The fence and wall quality of the offdeed pen is 45+, so maintenance is trivial.

 

The mine has three iron veins of utmost, very good, and normal (45) quality, as well as a normal silver vein and very good copper. The cave has a tunnel that leads between the keep and offdeed pen. It also has a large mined-out cavern. The mine is unreinforced, except for the tunnel entrances.

Update: My neighbor is moving with me, so he's offered the keys to his homestead and 100 tiles of farmland as part of the deal. It's a short walk offdeed, here's some screenshots: East end  West end
